Hearings on February 16, 17 & 18

Dear Fellow Incline Village & Crystal Bay Property Owners,

We have filed nearly 1,200 Petitions for Review of Assessed Valuation for the Incline Village/Crystal Bay area with the Washoe County Board of Equalization. A number of Petitions were received too late to be included on the official list; however, if we are successful, we feel that those folks can also benefit.

As stated in Alert #62, which was sent on January 3rd, we needed to receive authorizations by January 13th, in order to file the appropriate paper work by January 18th.

Amy Harvey, Clerk of the Board of Equalization, has been very prompt in mailing out the notices to all of those for whom we were able to file.

The Hearing and Dates

Attorney Tom Hall is representing all of the Appellants. The hearings are scheduled for February 16, 17 and 18, 2005 at the Washoe County Commission Chambers located at 1001 East Ninth Street in Reno, and will start at 9:00AM.

Tom Hall and other speakers will be presenting our case on Wednesday, February 16th. The Washoe County Assessors will be rebutting our claims on Thursday, February 17th. We will have an opportunity to answer the Assessors probably Thursday afternoon and/or Friday morning. The Washoe County Board of Equalization will rule on our total mass Petition presentation on Friday, February 18th.

If possible, we urge you to attend at least the Wednesday hearing. Attending Thursday and Friday would be wonderful as well. The hearings will begin at 9:00 AM each day.

Reasons given for Petition

In summary, there are four reasons filed in each petition:

  • That the 8% tax increase on all residential land in our area (land factor) is invalid.
  • There has been a failure to properly equalize assessments inside and outside of Washoe County.
  • We have been denied due process of law.
  • There has been a failure to follow the proper Rules and Regulations in appraising and assessing properties.

This is an occasion that you do not want to miss!!! Mark you calendar for Wednesday, February 16, 2005 now.
